Affordable M&Amp;T Mortgage Rates For Home Buyers

By Sean A. Kelly

Are you planning to move into a newly owned home? You may try seeking help from M&T bank for your dream to come true. The M&T mortgage rates are reasonable and affordable, which may be a good piece of information for first time home buyers. The bank offers low down payment options that help the customers with their little saved money. The bank may only require the customer to have a steady income, to make the monthly payments. The M&T mortgage rates for the Get Started Mortgage programs offered by the bank are affordable and competitive. The bank also offers FHA mortgages that are flexible programs with low down payments, affordable by any first time home buyer. The mortgage types offered by the bank include Adjustable Rate Mortgages, bi-weekly mortgages, jumbo mortgages, HomeStyle or M&T one-close makeover mortgages.

The Adjustable Rate Mortgages have initial rates lower than fixed rate mortgage and if the rates rise, the bank may offer annual and lifetime interest rate caps. The bi-weekly mortgages may be chosen if your finances are well to-do. You may pay half of the regular monthly mortgage payment every two weeks thereby paying off the loan faster. The bank also offers jumbo mortgages if you are planning to buy a bigger home. The bank offers competitive rates and options for the loan term. The HomeStyle or M&T one-close MakeOver mortgage program may help to buy or refinance a bigger home that may need improvements. The total expense for buying and making improvements can be taken as a single loan.

The bank is said to offer some of the best quotes on interest rates. The M&T mortgage rates are reasonable and competitive. The bank promotes its offers through a national wholesale lending program, national correspondent lending program and a retail originations network. The bank offers a wide range of products that include the loans for construction, renovation, first-time home buyer and others. The bank is said to offer good customer service and competitive rates. You may choose the best option for your home and compare the rates offered. Different banks may have different rates for their programs. It may be important for you to compare the rates offered by different lenders and then choose the best among those offered.

If you have reasonable equity in your home, you may consider the M&T mortgage refinancing programs. Refinancing is replacing the existing mortgage terms with new terms. The term of the mortgage or the rates involved in the mortgage may be subject to change with new terms. Generally, refinancing is considered best when the existing rates of the loan are higher than the market indices. Refinancing may be considered if you are willing to shift from an adjustable rate to a fixed rate mortgage or to reduce monthly repayment amount. Sometimes, refinancing multiple debts may help you by reducing the rates. Unsecured debts like credit card debt demand high interest rates which can be reduced if the credit card debts are consolidated. Refinancing may also have tax advantages, if you are not paying any alternative minimum tax. Refinancing usually demands a percentage of the total loan amount as an upfront fees called points. Refinancing generally is considered to be of two types namely no closing cost and cash-out. The no closing-cost type may initially seem interesting but may have hidden costs that may add up to the loan amount. The cash-out type may be helpful for home improvements.

Pennsylvania state trooper found guilty of first-degree murder

Friday, March 20, 2009

In the United States, a suspended Pennsylvania state trooper has been convicted of first-degree murder for killing his girlfriend’s estranged husband.

Kevin Foley, 43, faces a mandatory life sentence without parole for slashing to death John Yelenic, a Blairsville dentist who was in the final stages of divorcing his wife, Michele. Foley’s attorney said he plans to appeal the decision. Prosecutors did not seek the death penalty.

Foley previously said he “loathed Dr. Yelenic” and asked another fellow trooper to help kill him. During his testimony, which lasted several hours, Foley claimed he was joking and had no true intention of carrying out the threat, but the Indiana County jury rejected that defense after about six hours of deliberations.

John Yelenic was found dead in his home on April 13, 2006, one day before he was planning on signing his divorce papers. Charges were brought against Foley in September 2007, more than 17 months after the murder.

Foley, who had been on suspension from the Pennsylvania State Police, was himself the final witness to take the stand Wednesday in the trial. Foley insisted he was innocent during his testimony, and even made jokes that the jury laughed at on a few occasions.

“I never made a threat with the intention of carrying it out,” Foley said under cross-examination by the prosecution.

When Senior Deputy Attorney General Anthony Krastek pressed Foley for what was funny about asking another state trooper to help him kill Yelenic, Foley answered, “There isn’t any joke. It’s just my personality, my behavior (with co-workers).”

Prosecutors said Foley killed Yelenic after going to the dentist’s house to confront him over the terms of the divorce. Prosecutors claim Foley slashed Yelenic several times with a knife and pushed his head through a small window. Yelenic bled to death.

“John has his justice tonight,” Mary Ann Clark, a cousin of Yelenic, told MSNBC. “John deserved this; he was the most wonderful person in the world. He died the most horrible death and tonight, this is his night. The system worked.”

Foley had been living with Michele Yelenic for two years at the time of the homicide. Prosecutors previously said Foley and Michele helped perpetuate rumors that Dr. Yelenic molested their son. John and Michele Yelenic had been separated in 2002. Michele Yelenic stood to collect Dr. Yelenic’s estate and a US$1 million life insurance policy, and could lose about $2,500 a month in support if the divorce was finalized, a Pennsylvania grand jury previously determined.

Michele Yelenic, who has not appeared at the trial, may face legal action herself, media reports indicated. A sentencing hearing for Foley is scheduled for June 1.

Large study provides new insights in autism’s genetic code

Thursday, February 22, 2007

In the largest study of its kind, a genetic analysis of 1,168 families with multiple cases of autism has identified genetic links to autism. A previously overlooked stretch of DNA on chromosome 11 implicates a gene called neurexin 1 and increases the evidence for the involvement of neurexins and genes related to glutamate transmission in the brain.

Genetic studies of autism have previously been undertaken; however the new study involves the collaboration of more than 120 scientists from more than 50 institutions representing 19 countries who pooled their data as part of the Autism Genome Project. The findings were published in the Feb. 18 issue of Nature Genetics.

Bob Wright, co-founder of Autism Speaks, a non-profit organization dedicated to increasing awareness of autism, said: “The identification of susceptibility genes will provide profound new insight into the basis of autism offering a route to breakthroughs in new treatments in support of families.” Autism Speaks funded this project in conjunction with the U.S. National Institutes of Health.

Joachim Hallmayer, MD, associate professor of psychiatry at Stanford and chair of the collaboration’s executive committee, explains what is next: “While promising, these results need to be followed up with more refined genetic maps to home in on other specific candidate genes. We also need to look more closely at chromosomal anomalies in large samples of children with autism.” In the paper, researchers caution that the genetic foundation of autism probably involves multiple genes and chromosomal abnormalities.

Autism affects about one in every 150 children, and the CDC has called it an “urgent health concern”. Autism is a developmental disorder which impairs social interaction, communication and features restricted and repetitive interests and activities. Twin studies and other research clearly suggest a genetic basis for the condition. Currently there is no cure for autism, but both behavioral or sensory interventions and drugs can influence the symptoms.

Glasgow cannabis enthusiasts celebrate ‘green’ on city green

Tuesday, April 22, 2014

Coinciding with Easter Sunday, Glasgow Cannabis Social Club’s annual 420 event was held on Glasgow Green, under sunny blue skies, and overlooking the river Clyde. Despite the city’s council attempting to revoke permission for the gathering at the last minute, police were happy for it to go-ahead with approximately a dozen officers attending in high-visibility vests.

The Daily Record reported five arrests were made for minor offences, likely smoking and possession of small quantities of cannabis. Taking a less-sensational — and more accurate — line of reporting, the Monday edition of Glasgow’s Evening News stated five were referred to the Procurator Fiscal who is responsible for deciding if charges should be brought.

Official figures provided by the police were that 150 attended. With people coming and going, Wikinews reporters estimated upwards of 200 attended, compared to nearly 700 who had signed up for the event on Facebook. Hemp goods were advertised and on sale at the event, and some attendees were seen drinking cannabis-themed energy drinks.

“I was searched and charged under the Misuse of Drugs Act (which is a lot of bollocks)” one attendee noted online, adding “not fair to happen on a brilliant day like it was, other than that I had a great day!” A second said they were openly smoking and ignored by police, who “were only really focusing on people who looked particularly young”.

Cannabis seeds were openly and legally sold at the event and a hydroponics supplier brought a motortrike towing an advertising trailer. Actually growing cannabis is, however, illegal in the UK.

With the event openly advocating the legalisation of cannabis, speakers put their arguments for this to a receptive crowd. Retired police officer James Duffy, of Law Enforcement Against Prohibition, spoke of the failed United States alcohol prohibition policy; stressing such policies needlessly bring people into contact with criminal elements. Highlighting other countries where legalisation has been implemented, he pointed out such led to lower crime, and lower drug use overall.

One speaker, who produced a bottle of cannabis oil he had received through the post, asserted this cured his prostate cancer. Others highlighted the current use of Sativex by the National Health Service, with a cost in-excess of £150 for a single bottle of GW Pharmaceuticals patented spray — as-compared to the oil shown to the crowd, with a manufacturing cost of approximately £10.

Similar ‘420’ pro-cannabis events were held globally.

Hiring A Licensed Electrician: Pros &Amp; Cons

An electrician is an electrical contractor that you hire for remodeling jobs or new construction. These professionals can be licensed or not. Many homeowners wonder if it’s really necessary to hire the fully licensed company or individual when there are cheaper ways to get the jobs done.Electricians run new wires or replace old ones. They handle electrical boxes, fuses, conduit and circuits. They follow blueprints and plans designed by electrical engineers in order to create working systems within a home or commercial building. Some handymen and jacks-of-all-trades claim to be able to fix your wiring, but buyer beware: electric installations or repairs are complicated endeavors that demand respect from DIYers. Faulty wiring can be disastrous. Here are some pros and cons for hiring a licensed vs. unlicensed individual or business.Pros of Hiring a Licensed Electrician:- Licensed pros have had to do coursework in order to learn the ins and outs of electricity. Not only did they have to study and pass tests, they also had to spend time working out in the field acquiring hands-on experience.- A homeowner can check with the local board of electrical contractors in order to learn about a pro’s past history. Is his or her license up to date? Have there been any unresolved complaints about them? These are important items to check into.- Building codes are set up to ensure public safety, and licensed contractors will stay up to date with them. When electrical work is done, the local municipalities will inspect it to make sure it’s done correctly.- In order to go through the steps to get their license, these individuals had to be dedicated to their craft and in refining their skill set. This dedication will shine through in the degree to which you can trust their work.Pros of Hiring an Unlicensed Electrician:- An unlicensed person’s fees will be less expensive than one licensed. If you “know a guy” who can do the work you need done, and if it’s not a huge task, you might be able to save some money here.- Since an unlicensed worker won’t usually bother with permits and inspections, the job will be completed faster, which is cool if you’re trying to finish the work in a hurry.Cons of a Licensed Professional:- It will cost more cash to hire a professional, but it’s important to remember that you often get what you pay for.- A homeowner will have to get permits and wait for inspectors. Still, the homeowner will be assured that when all is done, the job has been done right.Cons of an Unlicensed Handyman:- Crossed wires can short out and burn your house down. Worse yet, if the insurance company learns that a non-professional performed the work, they may not pay for the damage caused by the fire.- Because the handyman isn’t being watched over by municipalities, inspectors or the board of contractors, if something goes wrong, there’s no recourse. When building a new house or remodeling, there are many decisions to be made. Deciding between hiring an unlicensed or licensed electrician is one of them. After weighing the facts, a homeowner will have to make a decision for him or herself.

No survivors in Cambodian air crash

Wednesday, June 27, 2007

No survivors were found today when searchers reached the crash site of PMTair Flight U4 241 in Cambodia, a government minister said.

“All have died. It is confirmed,” Information Minister Khieu Kanharith told reporters.

The wreckage of the PMTair Antonov An-24 was spotted by a helicopter crew early this morning, two days after the plane went missing from radar screens while on a flight from Angkor International Airport in Siem Reap to the beach-resort town of Sihanoukville.

The crash site is located in the Dâmrei Mountains, or Elephant Mountains, northeast of Bokor Hill Station in Kampot Province, about 150 kilometers south of Phnom Penh, the capital.

Rescue helicopter pilot Tep Sitha, speaking to Reuters by mobile telephone, described the crash site as “high on the mountain.”

A search operation involving around 1,000 people had scoured the mountainous jungle territory since the plane crashed on Monday. Monsoon rains, thick jungle and rugged terrain had hampered the search.

The 44-seat plane had 22 people aboard – 16 passengers, plus a flight crew of six – a Russian pilot, two Cambodian co-pilots, a Cambodian flight engineer and two Cambodian flight attendants. Among the passengers, 13 were from South Korea and three were from the Czech Republic.

Around a dozen Korean family members arrived in Phnom Penh yesterday from Seoul, and the Cambodian government said it would pay for their accommodations.

The cause of the crash is yet to be determined by an examination of the flight data recorder, but officials had earlier speculated that weather may have played a part.

The airline, PMTair, is a small Cambodian carrier that listed its fleet at five planes, including two Antonov An-24s, which it used for domestic flights. The type of Soviet-built plane, introduced in 1963, is common in Cambodia’s civil and military aviation fleet.

Sar Sareth, director of PMTair, told the Associated Press yesterday that he did not know what year the crashed plane was built. He said it was in “good condition” before taking off, and “was always in compliance with flight technical and safety procedures.”

The airline had begun regularly scheduled Siem Reap-Sihanoukville flights in January, providing a direct link between the two popular tourist towns.

In addition to domestic service, PMTair has international routes, including direct flights from Seoul to Siem Reap, feeding a large influx of tourists from South Korea in the past few years. Last year, around 250,000 South Koreans visited the country.

Yesterday, a South Korean government agency said it was putting PMTair on a list of carriers it was checking for safety. “As PMT also does business at Incheon International Airport, a special safety inspection for the airline will be carried out until July 6,” Chung Sang-ho, head of the Civil Aviation Safety Authority, was quoted as saying by Yonhap News Agency.

One other Cambodian carrier, Royal Khmer Airlines, was also on the South Korean list, as was Garuda Indonesia, and three Russian carriers, SAT Airlines, Vladivostok Air and Dalavia.

Before Monday’s crash, the worst incident for PMTair was a hard landing in 2005, when a piece of landing gear snapped off an An-24 on landing at Banlung, Ratanakiri, overcrowded with 59 passengers aboard. There were no injuries, but the airline was temporarily grounded after the incident. In another incident, a plane had to return to the airport after takeoff because of engine failure.

The crash is Cambodia’s first major aviation accident in nearly 10 years. In September 1997, a Vietnam Airlines Tupolev Tu-134 crashed while trying to land in heavy rain at Phnom Penh International Airport, killing 65 people and one person, a toddler, surviving.

Nokia appoints Microsoft Business Division Head as chief executive

Sunday, September 12, 2010

The Finnish communications corporation Nokia announced that its Head will change on September 21. The previous chief executive Olli-Pekka Kallasvuo will continue to chair in non-executive capacity. The head of Microsoft Business division Stephen Elop will take the position. It is the first time a non-Finn becomes Nokia president and chief executive.

The change follows Nokia’s fall in world markets. It includes a decrease in Nokia’s American market share to less than ten percent after failed negotiations with a number of leading American phone providers. An analyst at a market analyst company Canalys, Pete Cunningham, said, “Despite holding 38 percent market share of the smartphone market, Nokia’s failure to compete with the iPhone and high-tier Android devices, combined with its lack of progress in gaining significant traction in the United States, has led to press and investor dissatisfaction.”

Some commenters suggested that Nokia chose Mr. Elop partly because he is a Canadian, following criticism of American candidates by the Finnish press. However a Nokia spokesman rejected this, saying, “Nationality was not a selection criteria.”

Stephen Elop was president and CEO of the graphics and web-development software house Macromedia prior to its acquisition by Adobe in 2005. He then joined Microsoft as President of Microsoft’s Business Division in January, 2008. Commenting on his new role he said, “Nokia has a unique global position as well as a great brand upon which we can build. The Nokia slogan clearly states our key mission: Connecting People, which will acquire new dimensions as we build our portfolio of products, solutions and services.”

In the announcement the Chairman of the Nokia Board of Directors Jorma Ollila stressed an expected shift of focus from hardware to software. “His [Stephen Elop’s] strong software background and proven record in change management will be valuable assets as we press harder to complete the transformation of the company. We believe that Stephen will be able to drive both innovation and efficient execution of the company strategy in order to deliver increased value to our shareholders”.

Nokia stated in an official blog post, “Nokia is transitioning from a hardware manufacturer of mobile devices to a software and solutions business. …Stephen’s background in the software industry is one of his key strengths.”

British Prime Minister David Cameron makes unannounced visit to Libya

Friday, February 1, 2013

British Prime Minister David Cameron made an unannounced visit to the Libyan capital city of Tripoli yesterday after visiting Algeria earlier in the day.

David Cameron pledged that Britain would help in training Libya’s security forces. He said in a joint press conference held with Libyan Prime Minister Ali Zeidan that “the British people want to stand with you and help you deliver the greater security that Libya needs”. Cameron also reiterated his support for the French-backed intervention in Mali, denying suggestions put to him that foreign intervention in Islamic countries would lead to a backlash against Western nations by al-Qaeda.

The security was tight during his walkabout in the Martyrs’ Square, where police attempted to hold back the locals as a police helicopter flew overhead. His visit to Tripoli comes in the aftermath of recent threats to the British embassy and just a week after British citizens were urged to leave the second largest city of Benghazi due to a “specific and imminent” threat to Westerners.

Police officers investigating the 1988 Lockerbie bombing from the Dumfries and Galloway Constabulary have been granted access to new information to help them with their inquiries. In 2001, Abdelbaset al-Megrahi was convicted of murder and sentenced to life imprisonment but was released in 2009 on compassionate health grounds and died last year.

Wikinews interviews Democratic candidate for the Texas 6th congressional district special election Daryl Eddings, Sr’s campaign manager

Tuesday, April 20, 2021

Wikinews extended invitations by e-mail on March 23 to multiple candidates running in the Texas’ 6th congressional district special election of May 1 to fill a vacancy left upon the death of Republican congressman Ron Wright. Of them, the office of Democrat Daryl Eddings, Sr. agreed to answer some questions by phone March 30 about their campaigns and policies. The following is the interview with Ms Chatham on behalf of Mr Eddings, Sr.

Eddings is a federal law enforcement officer and senior non-commissioned officer in the US military. His experience as operations officer of an aviation unit in the California National Guard includes working in Los Angeles to control riots sparked by the O. J. Simpson murder case and the police handling of Rodney King, working with drug interdiction teams in Panama and Central America and fighting in the Middle East. He is the founder of Operation Battle Buddy, which has under his leadership kept in touch with over 20 thousand veterans and their families. He was born in California, but moved to Midlothian, Texas. He endeavours to bring “good government, not no government”. Campaign manager Faith Chatham spoke to Wikinews on matters ranging from healthcare to housing.

An Inside Elections poll published on March 18 shows Republican candidate Susan Wright, the widow of Ron Wright, is ahead by 21% followed by Democrat Jana Sanchez with 17% and Republican Jake Ellzey with 8% with a 4.6% margin of error among 450 likely voters. The district is considered “lean Republican” by Inside Elections and voted 51% in favour of Donald Trump in last year’s US presidential election. This is down from 54% for Trump in 2016’s presidential election, the same poll stated.
